When you purchase freehold property in an Integrated Tourism Complex (ITC) in Oman above OMR 200,000, you automatically become eligible to apply for an Omani residency permit for yourself, your spouse, and your dependent children. This is not a tourist visa. It is a full residency permit with the same rights as any other legal resident of the Sultanate.
The permit is renewable indefinitely for as long as you hold the property. There is no minimum stay requirement. You do not need to live in Oman to keep your residency status. No employer is required. No local sponsor. The property itself is the only prerequisite.

No. There is no minimum stay requirement to maintain Omani ITC residency. You can hold the property and permit without ever spending extended time in Oman. You simply need to renew the permit at the standard intervals and continue to hold the property.
The residency permit is linked to your property ownership. If you sell the property, the basis for your residency ceases and the permit would not be renewable. However, if you sell and simultaneously purchase another qualifying ITC property, you can maintain continuity of residency. Speak to us about this scenario.
After title registration, the Royal Oman Police conducts a routine security and background check on all foreign property buyers. This is a standard procedure, not a special hurdle. It typically takes 1 to 3 weeks and requires no additional action from you beyond the documents already submitted. Tamlik handles the coordination.
No. The family coverage under the ITC residency scheme is limited to the buyer’s spouse and dependent children. Parents and siblings are not covered under the same permit. They would need to obtain their own entry or residency visas through standard Omani immigration channels.
The ITC residency permit is a property investor’s permit. It does not automatically grant the right to work in Oman for a local employer. If you wish to work for an Omani company, a separate work visa is required. You can, however, operate your own business and manage your investment property freely under this permit.
Government fees for the residency application are modest, typically OMR 20–50 per person. Title registration fees at the Ministry of Housing are approximately 3% of the property value. The initial residency permit is typically issued for two years. Renewals are processed at the Royal Oman Police and are straightforward. You present proof of continued ownership and pay the renewal fee. There is no limit to the number of times it can be renewed.
